Summer is on its way (whether we like it or not), which means more leasing, more heat and more hectic schedules. Here are three ways RentCheck customers are performing preventative maintenance checks and inspections during these busy summer months.
Identify Properties That Might Be Due for a Visit
Savvy property managers know that one of the key ways to keep down resident churn is maintenance touches. In fact, 31% of residents say maintenance is the reason they leave a property, just behind rent prices. Regular property visits not only help you identify issues before they become expensive emergencies -- they'll directly impact churn.
But how do get eyes on properties more often without things falling through the cracks?
RentCheck customers can filter their properties by the last inspection completion date and last inspection type, allowing them to see what units potentially need an inspection.
To see properties that haven't been visited in a while, go to the "Units" or "Buildings" page and filter based on your ideal date or inspection type. See below:
Schedule Inspections in Bulk
The summer months are a great time to change those HVAC filters to keep those units in tip-top shape. But even if you supply the filters to residents, how do you know they didn't just get stuffed in a closet?
With RentCheck, property managers can send out filter change requests to all your properties at once and even verify they got changed! Simply schedule the filter changes in RentCheck, and residents will be instructed to take a picture of the new filter in the air vent. Viola.
To schedule inspections in bulk, first filter units or buildings from the "Properties" tab, and select the new "Create Inspection" option from the bulk action dropdown menu.
HVAC is the leading maintenance issue during the summer, but you can use RentCheck to increase your capacity to check on appliances, plumbing, filters, and smoke alarms too.
Customize Your Inspection Templates
Want to add your own flair to your inspections? The new Inspection Customization tool allows you to tailor features and questions, control rating and photo requirements, and even provide specific instructions to residents.
Easily set up templates for HVAC and air filter Inspections, drive-by inspections, lease violation inspections, and more, offering endless possibilities!
To set up custom inspections, simply go to "Account" and then "Inspection Templates" and choose whether you want to start from scratch or a pre-built template.
